We make it easy for tenants to feel at home and stay connected. Our secure tenant portal is designed to simplify day-to-day living by offering quick and convenient access to everything renters need. Tenants can easily pay rent online, submit maintenance requests, review lease terms, and receive important updates or announcements—all from one centralized platform. We prioritize clear communication, fast response times, and respectful service to create a living experience that’s both comfortable and reliable. Whether it’s routine maintenance or an urgent issue, our team is dedicated to resolving concerns promptly and professionally, helping tenants feel supported every step of the way.

Applicant Requirements and Screening Standards

All persons 18 years of age or older who intend to reside in the property must complete a rental application and submit a non-refundable application fee. Applications are submitted online at [Insert Website].

Before we begin processing any application, all applicants must review and agree to the screening criteria below. Application fees are collected online during the submission process.

While specific property owners may impose additional requirements, the following criteria represent our standard evaluation process:

Rental Qualification Standards

1. Income Requirements

Applicants must demonstrate gross monthly income equal to at least 2.5 to 3 times the monthly rent. Acceptable forms of income verification include pay stubs, tax returns, bank statements, or official offer letters. Military applicants must provide a current LES (Leave and Earnings Statement).

2. Employment Verification

A minimum of three years of verifiable employment history is preferred. Self-employed, retired, or non-traditional income earners may submit two years of tax filings, 1099s, or recent bank statements to verify financial stability.

3. Residential History

Applicants must provide at least three years of verifiable rental or housing history, including current and previous landlords or property owners. This helps us evaluate rental payment behavior and property upkeep.

4. Credit Screening

We will conduct a full credit report review for each applicant. Credit reports must be obtained by our screening system; personal copies submitted by applicants will not be accepted.

5. Criminal Background Screening

Includes review of criminal history, sex offender registry, and other standard public safety databases as part of the screening process.

6. Pet Policy

Pet policies vary by property. Please contact us directly to confirm the applicable rules for a specific rental. Many homes have restrictions regarding the number, size, and breed of pets.

Note: Assistance animals are not considered pets and are evaluated separately in compliance with the Fair Housing Act and ADA.

Automatic Grounds for Denial

Applications may be denied without further consideration for the following reasons:

  • Incomplete, false, or misleading information on the application
  • Outstanding judgments or unpaid balances related to housing
  • Unresolved evictions within the past 5 years
  • Recent felony convictions, especially those involving violence, drugs, property damage, or fraud
  • Active bankruptcy proceedings
  • Inclusion in sex offender or terrorist databases
  • Credit score below minimum threshold or significant negative accounts

Applicants who fall short in certain areas may still be considered but may be required to:

  • Submit an additional security deposit
  • Provide a qualified co-signer or guarantor
  • Agree to shorter lease terms or pay a higher monthly rent

Conditional approval may apply in cases involving:

  • Limited or no credit history
  • Insufficient income
  • High debt-to-income ratios
  • Minor or older rental issues
  • Isolated past criminal offenses

Leasing & Move-In Procedures

1. Application Processing Time

Completed applications are typically processed within two (2) business days, assuming all required documentation is provided and references respond in a timely manner.

2. Security Deposit

Upon approval, the security deposit must be received by 5:00 PM the next business day. Payment must be made through our approved online system—cash is not accepted. During this time, the property will remain listed publicly, but we will pause other application processing.

3. Lease Agreement

Once the security deposit is received, a lease agreement will be sent electronically for digital signature. We strongly encourage applicants to carefully review all lease terms prior to signing. The lease will not be executed until the security deposit has been paid in full.

4. Identification & Key Handover

To comply with identity verification and federal privacy standards, all tenants listed on the lease must provide valid government-issued photo ID (e.g., driver’s license, passport, visa, handgun license). Before keys or access codes are released, at least one named tenant must visit our office in person for verification.
